Beacon Point Sets the 1-GW Template While 300 GW Wait in Queue

Hut 8's Beacon Point locked AEP Texas interconnection, NVIDIA silicon, Vertiv gear, and a take-or-pay anchor before a single transformer landed, while 300 GW sits behind it in the ERCOT queue waiting for the same answers. The developers closing deals in 2026 will be the ones who sequenced power, water, and community terms before site selection, not after.

Power-first site selection just got its loudest confirmation: Hut 8's 1-GW Beacon Point campus in Nueces County locked a sole-source EPCM with Jacobs, backed by a 15-year triple-net lease valued at $9.8 billion, with AEP Texas interconnection executed and substation construction underway. Energization targets 2027, and the first hall jumped from 224 MW to 352 MW after NVIDIA's DSX reference architecture pushed rack densities higher.

That's what Bloom Energy's 2026 Power Report describes in the abstract, Texas exceeding 40 GW by 2028, roughly 30% of U.S. demand, made concrete in a single Nueces County deal.

Power

The generation stack is fragmenting, and Texas is the proving ground.

Hut 8's Beacon Point pairs AEP Texas utility interconnection with NVIDIA, Vertiv, and a take-or-pay anchor tenant. Above it, the firm-power layer is filling in: NANO Nuclear and Supermicro signed a May 6 MOU on integrated reactor-plus-rack architecture, Terrestrial Energy and Riot Platforms are evaluating IMSR-powered campuses (Riot operates in Texas), and Fervo Energy's $1.89 billion IPO priced enhanced geothermal at a $10.2 billion day-one valuation. Battery storage is displacing diesel as the backup-of-choice, with BloombergNEF logging 112 GW of 2025 additions, up 48%, and Oracle, Aligned, and AIP all deploying BESS-hybrid designs to handle AI's sub-second load swings.

Risk: with ERCOT's queue exceeding 300 GW and Deloitte projecting AI datacenter demand at 123 GW by 2035, developers without an executed interconnection agreement and a credible firm-generation path won't energize on the timelines their leases assume. Beacon Point is the template. Most projects aren't there yet.

Water

Texas water is now a capital-stack question, not a permitting footnote.

The Texas Water Development Board's draft 2027 State Water Plan pegs needed infrastructure at $174 billion in 2023 dollars, more than double the 2022 plan, with 6,687 strategies and 3,036 supply projects recommended. A Houston Advanced Research Center study projects Texas datacenters could consume 399 billion gallons by 2030. The Senate's Advancing Water Reuse Act, introduced May 13 by Senators Luján and Britt, would create a 30% investment tax credit for qualifying reuse projects, explicitly including on-site datacenter recycling.

Risk: water sequencing has moved upstream of site selection. Developers who model total flow, sourcing, reuse, interim transport, and discharge, before the Chapter 312 conversation will close deals their competitors can't.
