MARA's $1.5B Long Ridge Buy Sets the New AI Infrastructure Playbook
MARA's $1.5B Long Ridge buy collapses power, fuel, and land into a single transaction while Maine advances a 20 MW moratorium and 48 projects worth $156B stalled nationally in 2025. Behind-the-meter ownership is now table stakes, and Texas developers who front-load water offsets and anchor tenancy before zoning will capture what restriction states are pushing away.

Power has overtaken GPUs as the binding constraint on AI infrastructure, and the developers winning are the ones buying generation outright. MARA Holdings' $1.5 billion acquisition of the 505 MW Long Ridge gas plant in Ohio expands its owned capacity by 65% to 2.2 GW, and CEO Fred Thiel called power "the scarce input in AI." Behind the deal sits a structural reality: ERCOT's large-load queue swelled from roughly 63 GW at end-2024 to about 410 GW by early 2026, with 73-87% from datacenters, against an all-time Texas peak of ~85 GW.

BloombergNEF puts combined-cycle gas and coal at the center of the generation stack through 2035 because renewables and nuclear can't scale into the queue fast enough. At least 46 datacenters representing ~56 GW are deploying on-site gas turbines, reciprocating engines, or fuel cells. At a San Francisco forum, Power HF CTO Harish Jere pegged U.S. interconnection waits at five to six years; heavy-duty gas turbines from GE, Siemens, and Mitsubishi carry four-year lead times, and Meta and other hyperscalers are paying deposits years ahead against ~100 GW of backlogged orders.
The risk: developers still treating grid interconnection as the primary path will lose anchor tenants to peers who've already locked turbines, fuel, and land in a single transaction, exactly what MARA just did at Long Ridge.

Maine's House voted 82-62 to advance a moratorium on AI datacenters above 20 MW until November 2027 (Governor Mills vetoed an earlier version, which legislators failed to override). Illinois lawmakers are pushing the POWER Act and a permanent Mahomet Aquifer withdrawal moratorium against a 44 GW project backlog. Massachusetts municipalities (Lowell, Everett) are improvising local bans, and 120+ civil society groups asked Congress this week to strip datacenter language from appropriations, the NDAA, the Water Resources Development Act, and the Farm Bill. Nationally, communities stalled or blocked 48 projects worth $156 billion in 2025. Carnegie Mellon's Nicholas Muller pegs annual U.S. pollution and health costs from 2,800 facilities at roughly $25 billion, with Texas and Virginia together accounting for 30%.
The risk: Texas's permitting clarity is the competitive moat, but Cloudburst's $14.5 billion Guadalupe County campus needed a second commissioner vote after February's failure, and San Marcos already rejected a $1.5 billion project on water grounds. Smart developers front-load water offsets, anchor tenancy, and benefit-sharing before zoning, not after.
